Strategic Advertising for Real Estate Agents

99% of advertising doesnt sell a thing.

Sounds like something a local real estate agent might say after paying for yet another ad that didnt produce, right?

You might be surprised to learn that the quote actually belongs to David Ogilvy, legendary founder of one of the worlds largest and most successful advertising agencies.

Yikes if a man regarded as a giant in the ad industry is so negative about advertisings success rate, how should you feel?

The Bad News is the Good News

There is an upside here. If so much of the advertising in your local market is ineffective, you can gain a significant edge on your competition by having a better local advertising strategy than other agents.

Advertising vs. Advertising Strategy

Notice that I said a better advertising STRATEGY, not simply better advertising. Theres a big difference.

A better ad might get you a few more leads in the short term. A better advertising strategy can help you to have a consistent, meaningful message in your advertising, and will position you to get more business from your local market on an ongoing basis.

With that in mind, here are three tips to help you define your advertising strategy, and put it into action:

1) Have a Strategic Objective In Mind BEFORE you Advertise

Advertising for the sake of building awareness is probably the fastest way to flush your advertising dollars away.

Before you even think about buying an ad, you must have a strategic objective in mind after all, why should you pay for any type of ad unless it helps you to reach your objective.

Here are just a few questions that you might ask yourself before placing an ad to help define what you want your advertising strategy to do for you:

- If I could be known for just one thing in my local market, what would it be?
- Which part of the local real estate market is not currently well serviced by other agents? Is there potential in this neighborhood/age group/demographic profile?
- Which part of the local market is emerging and might be a driving force for sales in future years?
- Whats changing in my market right now immigration, aging population, young families moving in, etc and how do I capitalize on the change more effectively than my competitors?

If you can answer even some of these questions, you will probably be on your way to identifying the basis for an advertising strategy.

For example, you may determine that based on trends and current prices, your market will become increasingly popular with first time homebuyers. As a result, your strategic objective may be to use your advertising to become recognized as the local expert in serving first time homebuyers.

2) Have a Specific Objective for Each Ad you Place within your Strategy

With a clear objective as part of your advertising strategy, you can now think about investing in ads that support your objective.

Heres a tip - you can create advertising that generates an immediate response while also serving to build your brand in a particular market.

Continuing with the above example, if you ran a series of ads in the local newspaper offering a free First-Time Homebuyers Report available from your website, you would actually be running a direct response ad (aimed at getting people to download the report) that also delivered a brand building message (the message being that you are the agent for first time homebuyers to call because you are the expert in that field).

You can measure the success of the ad by looking at the number of downloads from your site while the ad was running since generating downloads was the specific objective of the ad. If the ads dont generate enough downloads to justify the cost, pull them or change them. Ads are only valuable if they get you closer to achieving your strategic objective.

3) Be Consistent

All of your advertising (online, print, directory, flyers, etc) should be similar in both style and substance within your advertising strategy.

Yes, a consistent look and style for your ads is important to help you get recognized in a competitive market.

But even more important is being consistent when it comes to the messages in your ads. You cant buy a Yellow Pages ad that promotes you as the leader in client service, and then advertise your low low price in the local newspaper, and then distribute flyers that try to promote you as the family real estate expert.

Your messages cant conflict! Again, heres where an advertising strategy comes in. With a strategic objective in mind for your advertising, you will be able to focus your advertising dollars on communicating a single, clear message to potential clients about why they should call you.

An Advertising Strategy is Critical to your Success

If Mr. Ogilvy was right, then most of the advertisers out there in your real estate market are getting it wrong. This creates a huge opportunity for you to use an advertising strategy to drive business and outdo your competitors.

- Have a Strategic Objective for all of your Advertising - Know what you want to say about your business, and who you want to say it to within your local market.
- Have an Objective for Each Ad Measure each ads results against the strategic objective you are trying to achieve - if you dont, how will you know if the ads were successful or not?
- Be Consistent Make sure all of your ads are focused on helping you reach your strategic objective by communicating a clear message to the market.

Advertising can be a tough game, but so can real estate. And in both cases, those with a well thought out strategy will almost always succeed over those that dont have a plan.

Practice Self-Surprise: A Practical Way to Develop the Power of Instant Choice

Everything depends on our power of choice. We choose to be in the present, choose to observe ourselves, and choose to develop independence and self-reliance.

However, for many of us, our energy of instant choice has been dormant for too long. How do we best restore this power? Reading about spirituality on its own can certainly never do it, but we can take action. For example, we can abruptly exit unproductive streams of thought and hypnotic mental movies as soon as they present themselves. When we do, we activate our power of choiceand it flourishes in every dimension of our lives.

Instant choice breaks up comfortable patterns with a sudden return to awareness and sanity. It wont allow us to get away with lazy, negative habits! Rather, its a compassionate, loving gift for our spiritual development.

Apply this self-surprise exercise to develop instant choice:

Heres a wonderful exercise called self-surprise that powerfully develops instant choice. It works this way: Picture a railroad car rolling down the tracks toward danger. A switchman stands beside the tracks with a giant lever in his hand. At the very last moment, he throws the switch and sends the railcar in the direction of safety.

Now imagine that youre about to say something hurtful to another person. Like the speeding train, the angry statement has left the platform and is traveling at high speed toward your mouth. Instant choice steps in, a spiritual switch is thrown, and you dont say what you were about to say. Instead, you say something helpful and positive.

Every time you practice self-surprise, you send a healing jolt into the depths of yourself. Youll instantly feel it truth by practicing this exercise. Anger doesnt dictate your speech. Your power of choice lifts you above angers arrows. This is not the practice of phony niceness; its the expression of true strength and authentic self-command. It can occur only when awareness is active in the midst of anger or other negative emotionslike the presence of a lighted dwelling in the midst of a dark forest.

With instant choice, you can get tough with yourself. You simply will no longer allow yourself to dozeto be preoccupied most of the time. Instant choice becomes a tremendous catalyst for waking up.

Instant choicea more deliberate energy than self-observation:

The Taoists refer to lifes dance of the yin and the yang, the soft and the hard. Self-observation is yin energy, a gentle energy. It receives a gloomy mood as easily as the sky receives a dark cloud. The whole sky is infinitely greater than the one dark cloud, so why be concerned? Why not just let the cloud linger awhile and fade away in its own time?

Conversely, instant choice is yang energy. Its more deliberate and determined than yin energy. You simply refuse to consent to your mind being used as a nest for cuckoos. Dont hesitate to let the energy of instant choice lead to being tough with yourself.

While conducting SuperWisdom Workshops, I have often been asked, Do we observe our thoughts or do we interrupt our thoughts? The answer is both! We employ self-observation at times and instant choice at other times.

When we utter angry and cutting remarks, we hurt others and disregard our power of choice. Likewise, when we wallow in unproductive streams of thought or hypnotic mental movies, were unmindful of our power of choice.

Practice instant choice by using this self-surprise exercise to derail the momentum of negative thoughts and reconnect to power of choice that you have.

G Spot and Several Tips on Foreplay

The G-Spot is an area on the front wall of your vagina that when stimulated, can cause women to orgasm and sometimes ejaculate. For some women, stimulating the G-Spot creates a more intense orgasm than clitorial stimulation.

* Tickling - Now when I say tickling, I don't mean to hold her down on the bed and tickle her until she urinates on herself. I mean something a little more mature. Take a feather (if you can't find a feather, then go to your local pet store and check out the cat toy section - you'll find a number of items you can use as substitutes for feathers) and very gently graze your partner's skin with it. Pay special attention to her erogenous zones. Your touch must be very light, so the feather just barely brushes against her skin. This will send shivers through her body. If she's naked, you may want to start at the top of her head and work down her neck, around her breasts, along the inner part of her thighs, on the back of her knees, and so forth.

* Massage - Remember that massage we discussed under Dirty Talking? Well, that's considered foreplay as well. Massages are a good choice for two reasons. First, stress hinders your partner's ability to orgasm. A massage will help her release all of that tension and stress so she is physically and mentally ready for pleasure. Second, a sensual massage will further her excitement and can take her to the next level. You don't have to read books on massage to learn the tricks of the trade either.

All you need to know is how to rub your partner's body so she gets a pleasurable feeling. You also need to know where to rub.

Some women love back massages, others like their partners to focus on their shoulders or legs, while a few prefer foot massages. If you've never given her a massage before, I recommend trying each of them until you discover which one pleases her the most. Also, there are a number of massage oils on the market which work amazingly well at helping set the mood and intensifying the experience. Oils that warm when they come in contact with human skin are a wonderful choice, particularly during the winter when she is feeling a little chilled.

* Give her a bath - Women enjoy being pampered and giving her a bath is a great way to do that while also getting her in the mood for sex. Here's what you do. Surprise her by filling the bathtub with warm water and bubbles. Have a glass of her favorite wine or beverage ready beside the tub as well. When she slides into the water, take a soft sponge or cloth and begin to gently rub the soapy water over her body. Remember to be gentle and to avoid contact with her vagina. Near the end of the soaping, you can come very close to her vagina, by rubbing the sponge along her inner thigh. Then start slowly rinsing her off, possibly with a shower massager is you have one. When she gets out of the tub, have a warm fluffy towel ready and begin drying her off yourself. In fact, if your tub is comfortable enough, you can sit behind her in the tub for even more erotic foreplay.

* Cooling her off - While the shower and the warm massage oils may be perfect for the cold winter months, these two ideas may work better in the hot summer months. The first idea is to have your partner lie naked on the bed or couch. Make sure that the majority of her erogenous zones are facing upward or are easy to reach. Now take a hand held paper fan and gently wave it over each of those areas. If you don't have a fan, you can also blow on the areas yourself. Like the tickling, this sensation will make her shiver with delight. The second idea again involves her erogenous zones, but this time you'll cool her off with an ice cube instead. Don't have an ice cube handy? Try using a popsicle, then gently lick away the melted part on her skin.

* Complimenting her - Remember that women are generally more self-conscious about their bodies than men are. That means that even though they are enjoying your touches, in the back of their minds they are wondering how they look. To relax them, you should find chances during foreplay to compliment her body. Tell her how beautiful her breasts are, how perfect her butt is, how soft her skin feels, etc. Just whisper the comments in her ear between kisses or while you're massaging her body.

But be sincere.

* Teasing - As things heat up, you can move on to teasing as a form of foreplay. When your partner is in the plateau stage, she is going to be feeling the need for sex just as much as you are. Of course, the more sexual tension builds inside her the better her orgasm is going to be as well, so don't give in too quickly. Keep doing everything you've been doing, but increase the intensity a little. For examples, your gentle touches should be strokes and your light kisses should be a little deeper. If she asks you what you're waiting for, simply reply, I'm waiting until you want to feel me inside you. Don't give in the first time she asks. Hold off a little longer. This may be difficult for both of you, but the wait will definitely be worth it.

* Partial penetration - Right before you decide engage in actual intercourse, you may want to step up the teasing. You see, researchers have found that when women are highly aroused and are near the height of the plateau stage, they feel a yearning to be penetrated. That's why so many women resort to using dildos and vibrators during masturbation. When your partner is begging you to fulfill that need, you can tease her a little more by only penetrating her vagina with the very tip of your penis. Then very slowly use more during each stroke. By the time you reach full penetration, she'll be groaning with relief and pleasure.

These ideas are just the tip of the iceberg when it comes to foreplay. After you try these ideas, you should begin experimenting with some techniques of your own. The more you learn about your partner's body and what pleases her the easier it will be for you to decide how to take her from those flickering flames of arousal to a total inferno of desire.
